Moving Out? Tenant Left Everything Behind?

You are moving out of your Chicago apartment in five days. The lease says broom-clean. You have furniture you are not taking, boxes of accumulated items you never unpacked from the last move, and a landlord who is already asking about the unit.

Or you are a landlord. A tenant just moved out and left half their life behind. The next tenant moves in at the end of the month. You need the unit cleared now.

Pricing is disclosed before we start. Same-day service is available in most Chicago neighborhoods.

Who We Help with Apartment Cleanouts

Renters Moving Out

Moving out of a Chicago apartment almost always generates items you are not taking. Furniture that did not survive the decision to downsize. Accumulated items from years in the same unit. Things a roommate left behind. Exercise equipment that seemed like a good idea when you moved in.

A 606 Junk apartment cleanout handles everything in a single visit so you can focus on the move itself. We come to the unit, carry everything approved for removal, and leave the space ready for the walkthrough with your landlord.

Timing matters. We recommend scheduling the cleanout for the day after your movers leave so you have a clear picture of what is going and what is staying. Same-day availability means you can book the cleanout and the movers in the same window without a multi-week gap.

Landlords & Property Managers

Tenant turnover cleanouts are one of the most time-sensitive junk removal jobs we do. A tenant leaves items behind and the next tenant has a move-in date. The window between them is rarely long enough.

We work with landlords and property managers across Chicago for both one-off unit cleanouts and recurring turnover work. For property managers handling multiple buildings or frequent turnover, we offer priority scheduling and can discuss volume arrangements for repeat jobs.

What we handle in tenant turnover cleanouts:

All furniture and large items left behind
Small items, boxes, and accumulated clutter
Appliances including refrigerators (refrigerant recovery included)
Mattresses, electronics, e-waste, and trash
Items in basement storage units attached to the apartment

Estate & Senior Transition Cleanouts

When a family member passes away or moves to assisted living, the apartment they leave behind often needs to be cleared quickly due to lease obligations. Chicago apartment leases typically require notice to terminate and continued rent until the lease ends or a subletter is found.

We handle these situations with the same care as full estate cleanouts. We work at your pace, flag items that may have value before anything is removed, and route donation-eligible items to Chicago partners.

Chicago Apartment Building Types & Cleanout Logistics

Every building type in Chicago presents unique access challenges. Here is what to expect.

Six-Flats & Courtyard Buildings

The dominant multi-unit format in Lakeview, Lincoln Park, Logan Square, and Andersonville. Six-flats typically have a shared interior staircase serving all units from a common entry. Furniture and large items from upper-floor units must navigate that shared staircase.

Courtyard buildings add a layout consideration: the only access from the unit to the alley or street may be through a courtyard gate. We assess access before arrival and bring equipment appropriate for the route.

High-Rise Apartment Buildings

Chicago's high-rise rental stock in Streeterville, River North, the South Loop, and Lakeview requires service elevator access for any significant furniture or item removal. Building management typically controls elevator scheduling and may require a certificate of insurance.

Provide building management contact information at booking. We coordinate elevator windows and COI documentation as part of the job. For limited service elevator availability, we recommend booking 48 to 72 hours in advance.

Coach House & Garden Units

Coach house apartments at the rear of Chicago lots are common in Pilsen, Logan Square, Wicker Park, and Lincoln Square. Access may require navigating a narrow gangway between buildings. Some coach houses have only a single entry door with no secondary exit.

Garden unit apartments (partially below grade) often have low ceilings and limited natural light. Large furniture items may require disassembly to navigate the entry stairwell. Tell us about the unit configuration when you book so we come prepared.

What We Remove from Chicago Apartments

We clear everything in the unit. We remove only what is approved for removal—nothing leaves the unit without your direction.

Furniture

Sofas, beds, dressers, tables, chairs, desks, bookshelves—all carried out from any floor of the building.

Mattresses & Box Springs

All sizes removed from any floor. Routed to recycling facilities or proper disposal.

Appliances

Refrigerators, washers, dryers, microwaves, window AC units. Refrigerant recovery where applicable.

Electronics

TVs, computers, monitors, stereos—sent to certified e-waste recyclers.

Boxes & Clutter

Clothing, personal belongings, kitchen items, dishes, cookware, pantry contents, and accumulated clutter.

Trash & Basement Storage

Bagged items, exercise equipment, and basement storage unit contents attached to the apartment.

The Chicago RLTO & Tenant Property

Chicago's Residential Landlord Tenant Ordinance governs how landlords can handle property left behind by tenants. The rules are specific and violations carry real consequences.

Legal Abandonment Required

A landlord generally cannot dispose of a tenant's belongings until the tenancy has legally ended and the property has been legally abandoned. What constitutes abandonment depends on the circumstances.

Rules Vary by Situation

The rules differ between situations where the tenant has voluntarily vacated, been evicted, or simply stopped responding. Notice requirements apply in each case.

We Follow the Law

We will not participate in a cleanout where tenant property is being removed before it has been legally abandoned. Confirm with your attorney before scheduling removal.

Consult an Attorney

When in doubt, consult a Chicago landlord-tenant attorney before scheduling a cleanout of a unit where the tenant's legal status is unclear.

How It Works

1

Book with Unit Details

Call 773-412-4902 or schedule online. Tell us the unit size, floor, building type, and a rough sense of volume. For high-rises, provide building management contact.

2

On-Site Quote

We walk the unit and give you a single upfront price covering labor, hauling, disposal, and cleanup. Nothing moves until you approve.

3

You Direct, We Carry

We remove only what you approve. Everything goes from the unit to the truck. You do not lift anything.

4

Broom-Clean Finish

We sweep the unit before leaving. The space is ready for a landlord walkthrough, a cleaning crew, or the next tenant.

5

Responsible Disposal

Donation-eligible items go to Chicago partners. Recyclables and e-waste go to appropriate facilities. Everything else goes to licensed disposal.

"I can't say enough good things about 606 Junk Removal. They are reasonably priced and were able to schedule a pickup the same week I called for a quote. Their workers were professional and fast. Frequently Asked Questions

How much does an apartment cleanout cost in Chicago?
We price by volume: how much of the truck the apartment's contents fill. A studio or one-bedroom with minimal items runs less than a fully furnished two-bedroom. Refrigerant appliances carry an added fee of $20 to $50 for EPA-compliant recovery. We provide a single upfront price before any work begins.
Do you offer same-day apartment cleanout service?
Yes. Same-day service is available for most apartment cleanouts in Chicago when you call before noon. For high-rise buildings requiring elevator scheduling, next-day or 48-hour notice is more reliable.
Can you clean out an apartment when I am not there?
For interior pickups, someone needs to provide access and confirm what is approved for removal. If you cannot be present, you can designate a representative (building manager, family member, real estate agent) to be there in your place. Let us know the arrangement when you book.
What if there are items I want to keep mixed in with what is going?
Mark everything you want to keep before the crew arrives. Tape with KEEP written on it works well. We only remove what has not been marked to stay.
Can you handle a multi-unit building cleanout?
Yes. Property managers clearing multiple units at once can book a multi-unit cleanout. We assess the full scope and provide a combined quote. Multi-unit jobs are typically scheduled over one or two days depending on volume.
Do you work with building management directly?
Yes. For high-rise buildings we coordinate elevator access and COI documentation with building management as part of the booking process. Provide building management contact information when you call.
What do you do with donated items from apartment cleanouts?
Donation-eligible furniture and household goods go to Habitat for Humanity ReStore Chicago, the Salvation Army, and other Chicago partners. We separate these at the truck and deliver them directly.
